Despite a number of letters and phone calls against such a move, the Bruce County Planning and Development Committee has approved a change to the county Official Plan to allow a severance south of Shouldice Lake in Northern Bruce Peninsula, which re-creates three original surveyed lots that have merged on title.
Comments were received from neighbouring residents on the north side of the lake at the August 12th meeting, indicating the proposed development would have negative environmental effects, as well as impacts to traffic and the water quality of Shouldice Lake.
Northern Bruce Peninsula Mayor and county councillor Milt McIver, in support the severance, says the development into three lots is a low density development.
McIver says even if the three lots are made into six, over 300-acres, “It’s pretty low impact.”
Saugeen Shores Mayor and county councillor Luke Charbonneau agrees saying of the three lots, only one fronts the lake while there’s a subdivision of 23 lots on the north shore of Shouldice Lake.
Charbonneau says he doesn’t believe the one lot on the lakefront is “going to reach a tipping point in terms of environmental impact.”
According to the planning report, the severed and retained lots meet the minimum lot area requirements and would have access to an open and maintained Municipal Road through the dedication of Shouldice Lake Road to Northern Bruce Peninsula.
